PLANS to turn the former Garscadden Primary School site into 70 homes have been submitted as councillors agree to sell the land to a housing association.

Glasgow Housing Association (GHA) has asked Glasgow City Council for permission to build 28 houses and 42 flats on the land at Hurlford Avenue.

Councillors approved selling the school site to the housing association for £196,000 when they met on Thursday.

GHA plans to create homes for "mid-market rent" once demolition works have been completed.

A planning report states: "The range of accommodation sizes and types was developed in response to requirements in the area and the target demographics of mid-market rent.

"The development incorporates a range of houses, flats and accessible properties to accommodate a diverse range of residents and their requirements.

"The area has a high demand for housing due to its open, suburban character and relatively close proximity to the city centre, with good connections by road, bus and train."

Demolition and site clearance costs have been estimated at a cost of £340,000.

The full cost of the demolition works will be met by GHA. "These costs have been fully reflected in the negotiated purchase price for the site," a report to councillors stated.

The new properties will have communal gardens including rain and car parking.

There will be 20 two-bed houses, eight three-bed houses, six one-bed cottages, six two-bed cottages, 15 one-bed flats, two one-bed wheelchair flats and 13 two-bed flats.

The report states: "Different house types have been spread evenly across the

site and are to be built to the same standards.

"There are a mix of one and two bed apartments to suit single tenants, young couples and families, and a mix of two and three bedroom houses to suit families of varying sizes.

"This mix has been developed through lengthy discussions with the Wheatley Group to best suit their anticipated tenants, based on their experiences of the requirements of mid-market rent."

A public consultation event was held at Knightswood Community Centre on November 7 last year.

If planning consent for more than 70 homes is obtained, the housing association will pay the council £2800 for each additional unit “no later than six months from the date of the revised planning”.

The school was closed in 2017 and declared surplus to the council’s operation requirements", with pupils moving to Clyde Primary. It merged with the former Yorker Primary on the Clyde campus.

St Brendan’s Primary and Yokerburn Nursery make up the rest of that site.
