CAFES and restaurants could open in Breckenridge House on Sauchiehall Street after plans were given the green light.

Applicant Bywater Properties has received permission from Glasgow City Council to change the use of three units in the category B listed building from retail to food and drink premises.

The developer plans to combine two of the units and provide outside seating.

A planning report states: "Despite the many benefits of the site’s location, the immediate locality of the premises is currently in an unsatisfactory condition, with a number of larger units unoccupied and a significant number of smaller units accommodating temporary uses.

"This has a negative effect upon the vitality and viability of Sauchiehall Street as a retailing destination, and upon the character, quality, and setting of the numerous designated listed buildings.

"The proposed change of use to class three will increase the types of operator which can occupy the units, and improve their marketability.

"Ensuring that the units are marketable to a wider range of occupiers will reduce the risk of the units falling out of active use on expiry of the existing leases."

The amalgamation of two units will create a larger corner unit on Sauchiehall Street and Hope Street.

Premises will be able to open from 8am to midnight from Monday to Sunday. "These opening hours are designed to allow flexibility for occupiers to provide services for breakfast, lunch and dinner, depending on the type of customer they will attract," the report adds.
