PLANS to build 70 homes on the site of the former Garscadden Primary School are recommended for approval despite the concerns of nearby residents.

The Wheatley Group has applied for permission to provide 42 flats and 28 houses for mid-market rent on the land at Hurlford Avenue.

There have been 77 objections submitted to Glasgow City Council but planning officers have suggested the proposal should get the green light at a meeting today (Tuesday).

Neighbours feel the height of the development would not fit in with the surrounding area, and fear the three-storey flats would reduce their privacy.

They also believe the school, which has been on the site for around 90 years, should be preserved.

One objector said: "I see no reason why this building of local importance should be lost and why it could not be successfully integrated into the new design proposed by GHA."

Concerns have been raised about traffic congestion as well as a lack of parking, bike lanes and areas for children to play.

Another resident said: "Any emergency services would clearly struggle to gain access in the surrounding streets due to proposed driveways on these properties."

But a council report states the applicant has shown the height of the buildings "would not be inappropriate" and officers disagree there would be privacy issues.

It adds: "Consideration was given to retaining the existing school and incorporating it into the design.

"However, the current condition and siting of the buildings did not result in a positive design for the site."

Council officers also state there would be adequate parking for bikes and cars and the "development would not result in a significant level of congestion in the area, particularly in the context of its previous use as a school".

Demolition work began on the site earlier this year and is "substantially completed".

The level of open space provided by the developers is "considered to be deficient".

The proposal does provide some space but "additional details regarding their design need to be provided". Each house will have access to a private garden.

A developer contribution of £7455, in lieu of allotments/community gardens and sufficient children's play areas, could be required.

The school was closed in 2017 and declared surplus to the council’s operation requirements, with pupils moving to Clyde Primary where they merged with the former Yoker Primary.

St Brendan’s Primary and Yokerburn Nursery make up the rest of the Clyde Campus.

Glasgow councillors approved the sale of the Garscadden Primary site to Glasgow Housing Association, part of the Wheatley Group, for £196,000 in February.

A public consultation event, before the planning application was submitted, was held at Knightswood Community Centre on November 7 last year.
