PLANS for 20 flats in Yorkhill have been submitted to Glasgow City Council.

The applicant, Surplus Property Solutions Ltd, has asked for permission to develop land at Gilbert Street.

The site, which has been vacant for a number of years, has previously been used for tenement housing and sits near to Yorkhill Fire Station.

A planning report stated: “The development proposal will create a new coherent urban block which complements the existing urban grain of the area.”

The flats would be two-bedroom, over five levels, with lower level parking. There would be 13 parking spaces and 34 cycle spaces.

Plans state “site restrictions” mean children’s play area could only be provided on the rooftop which does not meet planning guidance “for passive supervision and being fully accessible”.

“Therefore, the applicant is willing to pay a financial contribution instead.”

Amenity space will be provided on the roof and via ground floor private, landscaped decks.

The report states: “As an urban brownfield corner site which requires a development of reasonable scale to help re-establish existing street lines and corner points, the scope for providing this extent of amenity space on site does not exist.

“However, the lack of amenity space being provided on site is mitigated by the location of the proposed development within the flourishing Finnieston area, which has an ever-increasing range of services offered in close proximity to the site.”

It is also “located close by to established high quality amenity spaces of Yorkhill Park, Overnewton Street amenity space, Kelvinhaugh Street Park at Henderson Memorial Church, and Kelvingrove Park”.
