PLANS for a sports bar on London Road have been knocked back by the council.

The application requested permission to turn an empty unit into a bar with pool tables and darts areas.

But council officers have ruled against the proposal, with the impact on nearby residents among their concerns.

The unit, at 2230 London Road, is next to Greggs, Farmfoods, a One Stop convenience store and a cafe.

A letter submitted on behalf of applicant James Robertson stated the unit “has been on the open for let market since it was built over two years ago”. “It has never been let.”

The applicant, who rents the One Stop store, also planned to show live sport on TVs in the bar.

“There are no public houses or facilities such as pool and darts like this within a considerable distance and there is a large residential and commercial area around the development,” the letter added.

“It will also enhance the custom for the shops already in the development and complete the facility.”

The plans stated the location of the bar would “not impinge on residents nearby as it is well away from the nearest dwelling”.

“Any noise generated from coming and going should not be an issue,” they added.

“Local residents on hearing about the proposal are very keen to see the application be successful.”

However, council staff rejected the application, stating the bar “would conflict with the amenity of the existing residents”.

They also stated: “The proposed change of use from class one retail to public house would result in less than 50% of the units as class one uses within the retail development.

“No evidence was received demonstrating the unit has been actively marketed for retail for a period of 12 months.”

No hours of operation for the bar were submitted to the council.
