A BID to open a takeaway and build flats on vacant land at Tollcross Road has been rejected by the council.

Planning officers ruled the proposal would have a “significant adverse impact” on neighbours.

The applicant, Steve Choi, of Cater Group Ltd, had wanted to provide six flats and two commercial units on the site.

One of the units, between 1034 and 1046 Tollcross Road, would have been used for the takeaway.

The plans stated: “This site has lain vacant for some considerable time and this should be seen as an opportunity to encourage a well considered design solution.”

But the council turned down the application as officers decided the design was “inappropriate” and existing residents would suffer a “loss of privacy”.

They also ruled opening a takeaway in a new residential development would “have a significant adverse impact on the residential amenity of future and existing residents”.

Another takeaway would have exceeded the “accepted level” of food and drink uses within the street block.

Nine car parking spaces would have been provided, but council staff said there was a lack of cycle provision and the application “fails to encourage active travel”.

“Visitors to units close to a pedestrian crossing on a busy main road will cause congestion and present a risk to pedestrian and vehicle safety,” the rejection stated.

It added the flue ventilation for the proposed takeaway would “result in cooking fumes having an unaccepted impact on the residential amenity of existing and proposed neighbouring properties”.
