Rent rises for social landlords across Glasgow have been revealed.

A number have set rent hikes higher than the Scottish average of 5.34%.

In Glasgow, housing associations have increased the rents charged to tenants by between 2.5% and 7%.

Social landlords are not subject to the rent rise cap of 3% that was extended for the private sector until September.

The lowest rise in the city was Parkhead Housing Association, which raised its rents by 2.5%, the only registered social landlord to report a rise of below 3%.

The highest rise was 7% which has been applied by nine landlords.

The Glasgow Times previously reported on the city’s biggest social landlord, Wheatley Homes Glasgow, formerly GHA, putting up rents by 3.9% after a tenant vote. The rise is below the Scottish average.

Whiteinch and Scotstoun HA and Wellhouse HA, were among the lowest, increasing rent by 3%.

The nine housing associations that have imposed the highest rent rise, of 7%, are Bield Housing & Care, Maryhill HA, New Gorbals HA, Partick HA, Queen’s Cross HA, Reidvale HA, Ruchazie HA, Sanctuary HA and Shettleston HA.

Parkhead Housing Association set the lowest increase.

Aileen McGuire, Parkhead Housing Association Chief Executive, said: “It was by far the toughest budget experience since I first started in the sector many years ago.

“We were hearing from our tenants saying they were so hard-pressed financially and at the same time had seen our own costs rise dramatically. 

“Eventually, our board settled on a 2.5% rent increase and although this is well below the Scottish average of 5.34% for housing associations, and we understand the lowest in Glasgow, we still worry about its impact on our tenants.

“Our welfare rights, wider role and housing officer teams will be working hard in the coming months to support our tenants”.  

Sean Clerkin, campaign coordinator of Scottish Tenants Organisation, said: “During this Existential Cost of Living Crisis Glasgow tenants are suffering real privations and now have to endure steep rents rises in some parts of Glasgow of 7% which will condemn many tenants and their families to destitution and financial penury with many in danger of being made homeless.

Of the highest rises he added: “It is shameful to do this to vulnerable tenants in 2023.”

Meanwhile, housing organisations have written to the three candidates to be the next first minister to ask them to urgently prioritise the delivery of social homes. 

The Scottish Federation of Housing Associations, Shelter Scotland and the Chartered Institute of Housing Scotland called on the Scottish Government to act.

They stated: “We are calling on Scotland’s next First Minister to urgently prioritise and fully fund the delivery of the quality social homes that we desperately need.

“The budget of £3.5 billion to deliver affordable housing targets over this Parliamentary term was always going to be challenging but, with inflation driving up the cost of home building across Scotland, the national target is no longer on track.”
